What the inspector wrote

Licensing Program Analyst (LPA) Michael Cava conducted an Annual Required visit and inspection of the facility. LPA met with the administrator, Mary Manicdao, and explained the reason for the visit. At approximately 9:30am, with the assistance of the administrator, LPA took a tour of the physical plant. Required postings were observed in the entry area. The smoke alarms and carbon monoxide are dual, hardwired and interconnected. There are two fire extinguishers. One is located in the kitchen, and the other is located in the living room. The charge date is August 19, 2026. Emergency drill was last conducted on August 29, 2025. Kitchen: The kitchen appliances and fixtures were functional. LPA found a sufficient amount of perishable and non-perishable food sealed and properly stored. Knives and cleaning supplies stored in a cabinet underneath the kitchen sink. Bedrooms: There are six (6) bedrooms designated for residents' use. All are for private use. LPA observed bedrooms to be properly furnished with appropriate beddings and linens with sufficient lighting. Bathrooms: There are four (4) bathrooms designated for residents' use. Bathrooms were properly supplied and had functional fixtures. Hot water temperature was measured between 106 and 114 degrees Fahrenheit. No cleaning supplies were observed in any of the bathrooms during the day of the inspection. Common Areas : This includes the living room, family room, and dining room area. Both the living room and family room have sufficient seating with couches, chairs, tables and television. The dining room table is large enough to seat up to six (6) individuals. LPA observed furniture to be maintained and in good repair. Surrounding Grounds : Entry/exits to the front and back yards were free of obstruction. There is backyard furniture appropriate for outdoor use. There is no swimming pool or any other bodies of water. Front of the property has an exterior gate, which is not locked or kept closed. Laundry area : The laundry area is located in the garage. Staff Workstation/Office : There is a staff workstation where both staff and resident records are kept. Workstation is located by the front entry. Resident Files : LPA conducted a file review of resident records to insure compliance of licensing forms. Staff Files : LPA also conducted a file review of staff records to insure training and licensing forms are compliant and up to date. Medications : Medications are stored in a locked cabinet by the kitchen. There is also a small refrigerator in the kitchen where the licensee store medications that needs to be kept in a cooler temperature. Medication and Medication Records were reviewed for proper storage and documentation. Garage: The garage is not attached to the building. It is located at the side. There is no entry to the garage from the inside of the facility. In addition to the laundry area, the garage is utilized as extra storage for food and cleaning supplies. Garage is locked and inaccessible to the residents at all times. Pursuant to Title 22 Division 6 of the CA Code of Regulations, there were no deficiencies observed during the visit.
