What the inspector wrote

On 04/17/2026, Licensing Program Analyst (LPA) Jose Anguiano conducted an unannounced Annual Inspection at the facility Villa Del Sol and met with Assistant Administrator Natalia Torres and Daniella Coronado. The facility is licensed to serve six (6) non-ambulatory residents, of which one (1) may be bedridden. The facility is approved to accept and retain six (6) hospice residents. The facility is a single-story home consisting of four (4) resident bedrooms, three (3) bathrooms, a staff office, living room, dining area, kitchen, linen storage, and a detached two-car garage. The outdoor area includes a shaded patio. LPA toured the interior and exterior of the facility. No bodies of water were observed. All walkways, exits, and passageways were observed to be free of obstruction. Bedrooms: LPA inspected all four (4) resident bedrooms. Each room contained the required furnishings, including beds, dressers, lighting, and adequate storage space. Rooms were observed to be clean, orderly, and in good repair. Bathrooms: LPA inspected all bathrooms. Toilets, sinks, and showers were operational. Grab bars were secure. Showers were clean and equipped with non-slip surfaces and shower chairs. Bathrooms were clean and in good repair. During the visit, LPA observed the water temperature to be above the regulatory range. LPA provided technical assistance to the Administrator regarding maintaining water temperature within Title 22 requirements. The Administrator agreed to implement a plan of correction to ensure compliance. Linens & Hygiene: LPA observed beds to have the required linens. An adequate supply of linens, towels, and blankets was available. Kitchen: All appliances were observed to be in working condition. An adequate supply of dishes and cook-ware was present. Knives and sharps were secured and inaccessible to residents. A minimum of two (2) days’ supply of perishable food and seven (7) days’ supply of non-perishable food was observed. Please see (LIC809-C) for report continuation. Cleaning supplies were locked and inaccessible. Safety: Smoke and carbon monoxide detectors were tested and found to be operational. Two (2) fire extinguishers were present. The first aid kit was complete. All exits were clear. Toxins were secure and inaccessible to residents. Medications: Centrally stored medications were observed and reviewed to be locked, maintained in original containers, and inaccessible to residents. Files: LPA reviewed five (5) resident files and five (5) staff files. All files contained the required documentation. Current liability insurance was reviewed and is on file. Infection Control: The facility has an infection control file folder that was reviewed. PPE supplies were available. Outdoor Area: The grounds were clean and free of hazards. Fees: Annual licensing fees are current. Based on observations, interviews, and records reviewed, the facility appears to be operating in substantial compliance with Title 22 regulations at this time. No deficiencies were cited. Technical assistance was provided during the visit. An exit interview was conducted with Daniella Coronado, and a copy of this report was provided.
