What the inspector wrote

On October 1, 2025, Licensing Program Analyst (LPA) Brandon Lopez made an unannounced visit to the facility to conduct the required annual inspection. Administrator (AD) Asis Ahmed was notified via telephone and later arrived to assist with the inspection. The facility is a Residential Care Facility for the Elderly (RCFE) licensed for six non-ambulatory residents, of which one may be bedridden, and has a hospice waive for six. The facility is a single story home with four bedrooms, three bathrooms, a living room, a dining room, a kitchen, and an attached two car garage. LPA, accompanied by the AD, conducted a tour of the physical plant. On today's visit, LPA observed the facility to not have any residents in care and is being used as a residential home. LPA inspected the four bedrooms and observed them to be clear of any hazards. Bedrooms had the required furnishings of a bed, a chair, a chest of drawers, and a lamp. LPA observed additional linens stored in a hallway closet. LPA inspected the three bathrooms and observed them to be equipped with grab bars and non-skid floor mats. Faucets and toilets were operational. Hot water temperature measured between 117.4 and 118.5 degrees Fahrenheit. LPA inspected the kitchen and observed appliances to be operational. LPA inspected all other common areas and observed them to be clear of any hazards. LPA also inspected the exterior of the facility and observed it to be free of hazards. LPA observed a shaded outdoor seating area with furniture for resident use. The perimeter gates are self-latching and can be opened in an evacuation. There are no bodies of water on the premises. LPA advised the AD to notify Community Care Licensing before they admit their first resident to conduct a subsequent visit. Based on the observations made during today's visit, no deficiencies are being cited per the Title 22 of the California Code of Regulations. An exit interview was conducted with Administrator Asis Ahmed and a copy of the report was provided.
