What the inspector wrote

Licensing Program Analyst (LPA) Samer Haddadin conducted an unannounced annual inspection visit at the facility today, January 26, 2026. Administrator Sharonda Espana greeted the LPA and granted entry to the premises. The facility is a two-story residence featuring four bedrooms and two restrooms on the second floor, with one additional restroom located on the first floor. While the facility maintains an approved fire clearance for four ambulatory clients, there were two clients in care at the time of the visit. During the inspection, the LPA toured the physical plant to ensure compliance with safety standards. This included testing all smoke detectors, verifying hot water temperatures in all three restrooms, and testing the auditory devices on all exits. Client bedrooms were found to contain the required furniture and bed linens, along with adequate closet and drawer space to accommodate residents comfortably. An evacuation chair was also observed on the second floor. All smoke detectors were found to be operational, and hot water temperatures measured between 108.9 and 110.1 degrees Fahrenheit. The fire extinguisher is currently charged, with its last inspection documented on November 12, 2025. The exterior of the facility includes a swimming pool enclosed by a five-foot fence. {***CONTINUE809C***} The fencing does not obscure the view of the pool and is equipped with a functional self-latching gate. Regarding the food supply, the facility maintains seven days of non-perishable food and two days of perishable items on hand. All knives and cleaning supplies are secured in a separate cabinet in the kitchen. The LPA also inspected the medication storage and the First Aid Kit; the kit contains all required components, and all medications are kept in a locked storage area. A review of two staff files and two client files confirmed that all required documentation is current. Based on the observations and record reviews conducted during today’s inspection, no deficiencies were cited pursuant to Title 22, Division 6, of the California Code of Regulations. An exit interview was conducted, and a copy of this report was provided to the Administrator.
