What the inspector wrote

Licensing Program Analyst (LPA) Rose Ruppert made an unannounced visit to the facility to conduct an Annual Required Evaluation. LPA was greeted and granted entry by Staff #1 (S1) at 8am. Administrator (AD) arrived on site and LPA explained the purpose of the visit. The facility is a four bedroom, two bathroom single residential home with an approved fire clearance for six non-ambulatory and a hospice waiver for six residents. The facility currently has a census of six residents in care. During today's visit LPA toured the facility and inspected the carbon monoxide and smoke detectors. Carbon monoxide and smoke detectors were operational. LPA observed four resident bedrooms and all rooms had the required furnishings. The resident bathroom hot water temperature measured 111.9 degrees Fahrenheit. The fire extinguishers were charged and serviced in October 2024. AD will have inspection company service the fire extinguishers today, January 30, 2026. The facility's last fire drill was conducted on December 1, 2025. LPA toured the kitchen and observed appliances were in working order. Sharps and knives were secured in a locked drawer and hazardous chemicals and cleaning materials were secured beneath the kitchen sink. LPA retained a minimum of two days perishable and seven days non-perishables on hand. LPA observed emergency water and additional non-perishables in the garage. The facility was clean and no odors were detected. (Continued on LIC 809-C) (Continued from LIC 809) The exterior of the property had a shaded and covered seating area and there were no hazards or obstruction in pathways. There is a grassy area with plenty of room for activities. Upon entry at 8am, LPA observed one resident doing chair zumba, another resident eating breakfast. Two residents were visited by the hospice chaplain during LPA's visit. LPA observed medication storage and reviewed the centrally stored medications. Per review, medications are being given as prescribed. The First Aid Kit had all of the required elements and a First Aid manual is on site. LPA reviewed three of three staff training and fingerprint records and conducted a complete review of resident records. LPA interviewed alert residents regarding their quality of care and spoke to staff present regarding care provided. LPA reminded AD regarding fees due and confirmed that the administrator has a current administrator's certificate which expires on February 12, 2026. Based on the observations made during today’s visit, the facility appears to be in compliance with Title 22 Division 6 of the California Code of Regulations, no deficiencies cited on this date. An exit interview was conducted with Geisel Sanchez, Administrator and a copy of the report and files reviewed (LIC 858 & LIC 859) were given at the time of the visit.
