What the inspector wrote

Licensing Program Analyst (LPA) Samer Haddadin conducted an announced pre-licensing inspection. Upon arrival, LPA Haddadin was greeted by Licensee Evangline Agatep and Administrator Ashylaa Sarmiento (AD), and the purpose of the visit was explained to both individuals. LPA and the Licensee commenced a tour of the facility, beginning with the interior and concluding with the exterior areas. Inside the home, LPA observed the facility to be a two-story residence with five bedrooms, three bathrooms, and an attached garage. Resident bedrooms were inspected and observed to contain the required furnishings. The living room was furnished with a couch, chairs, and a television available for future residents use. In the kitchen, LPA verified that all appliances were operational. LPA also confirmed that all sharps and knives will be stored in a drawer next to the stove and kept locked, making them inaccessible to residents. LPA measured the hot water temperature, which registered at 113.5 degrees Fahrenheit. LPA verified the required health and safety equipment inside the facility. Smoke and carbon monoxide detectors were tested and found to be operational. The first aid kit was reviewed and found to contain all required items. A fire extinguisher was observed, along with a purchase receipt dated November 21, 2025. The Licensee stated that resident medications and all files pertaining to residents will be maintained in a locked cabinet located in the living room. LPA and the Licensee then toured the exterior areas. A covered patio with seating was observed, and no bodies of water were present. The exit gate was tested and found to be operational. The attached garage was observed to be used for storage of extra supplies. Cleaning supplies and chemicals were stored in a locked cabinet under the kitchen sink and were inaccessible to future residents. Based on the observations during this visit, no deficiencies were noted in relation to Title 22 requirements. An exit interview was conducted, and a copy of this report was provided to the facility.
