Inspector’s narrative

What the inspector wrote

On 3/2/2026, Licensing Program Analyst (LPA) Valerie Flores conducted an announced pre-licensing inspection. LPA Flores met with Applicant Kristin Chua and was granted entry into the facility. LPA conducted a tour of the interior and exterior areas of the home and observed the following: The facility is a single-story structure which consists of (4) four resident bedrooms, (1) one staff bedroom, (3) three bathrooms, living room, office, kitchen, and garage. Resident bedrooms were equipped with the required bedding, furniture, and functional lighting. Bathrooms were observed to be sanitary. The hallways to the non-private bathrooms maintains lightlights. Toilet and shower area was equipped with grab bars, and showers maintained slip-resistant material. LPA observed an adequate supply of additional linen and towels. Kitchen surfaces were organized and free of debris. The facility maintained a (2) two-day supply of perishable foods and (7) seven-day supply of non-perishable foods. Soaps, detergents, and other cleaning supplies were kept in a separate location from the food and were made inaccessible to the residents. LPA observed knives and other sharped items located in a locked cabinet in the kitchen. LPA observed emergency food and water to be stored in the garage. Indoor and outdoor passageways were free from obstruction. Backyard was observe to have a covered patio that is fully furnished. There were no bodies of water observed during the time of visit. Carbon monoxide and smoke detectors were tested and observed to be fully operable. LPA observed board games and other activities located near the dining room. Fireplace was observed to be equipped with a protective glass covering. Medication and files were observed to be centrally stored in a locked hallway closet. Per Applicant, there are no firearms and/or ammunition on the premises. (Continue to LIC809C...) (Continuation from LIC809) LPA observed the required posting of the Administrator Certification, PUB 475, LTCO information, emergency disaster plan, LIC500, and facility sketch posted on the walls near the entryway. LPA Flores verify that Applicant completed Component III on 2/10/2026. LPA has determined the facility meets the operational requirements for licensure . Final approval of licensure will be determined by the Centralized Application Bureau (CAB). The prelicensing inspection is complete and has satisfied all requirements in accordance with Title 22, California Code of Regulations. An exit interview was conducted, and a copy of this report was discussed and provided to Applicant.
