What the inspector wrote

At approximately 12:45 PM Licensing Program Analyst (LPA) Contreras arrived unannounced for a pre-licensing change of ownership visit and met with administrator (admin) Clerr Ruiz. This pre-licensing inspection is for a Residential Facility for the Elderly being conducted for a one story, 5 bedroom, 3 bathroom home with a fire clearance approved for capacity of 6 ambulatory and non-ambulatory residents. Currently 4 residents reside at facility. LPA toured the facility of the indoor and outdoor portions of the facility. Facility was found to be clean and at a comfortable temperature. Facility contained all required postings. Emergency exits clear and free from obstruction. Outdoor area has patio and chairs accessible for resident use. LPA discussed with admin providing a shaded area for residents. Admin stated they are currently in the process of building a pergola. 5 of 5 bedrooms found in clean and good repair. One shared room. All had required chair, chest drawer and beds were made with appropriate linens. Oxygen tanks were stored properly. Restrooms had grab bars and bath mats. LPA observed there to be no emergency food or emergency water supply. LPA also discussed with admin to have more food available to meet the regulation standard of 7 day non-perishable food and 3 day perishable food supply. LPA observed expiration dates on food items . Cleaning products, sharp items, other toxins and chemicals are locked and inaccessible to clients. Extra linens and towels are kept in storage closet. LPA observed fire extinguisher charged and last inspected 9/24/24. Fire alarm and carbon monoxide alarms were tested and operational. Signal system on all doors leading out of facility were tested and found operational. Water was measured at 112 degrees F in faucets used by clients which is within regulation between 105 & 120 degrees F. continued onto 809C... LPA observed there to be a bed along with dresser in the garage surrounded by folding accordion door. LPA had discussion that garage cannot be used as bedroom. Admin removed bed during inspection. Admin stated facility has obtained building permit for installation of 2 bedrooms in garage. Admin to submit new facility sketch along with permit to CCL. Component III orientation was conducted at facility with admin. No Deficiencies or Advisories given during visit. Pre-Licensing completed. Facility is ready to be Licensed as a Residential Facility for the Elderly. LPA will submit Pre-Licensing Application Report to the Application Unit Analyst in Sacramento. Application Unit Analyst will notify Applicants of Status. Copy of report discussed and provided to Applicants. Exit interview conducted.
