On 9/25/2024, LPA Ranita Richmond conducted an unannounced visit to deliver the findings on the above named allegations. LPA Richmond was greeted by Licensee Ziba Esteva. LPA Richmond toured the home for Health & Safety inspection. LPA Richmond observed 12 children being supervised and cared for by licensee and 1 fingerprint cleared adults. Based on observation, record review, and interviews, there is no evidence to show that personal rights were violated. Therefore, the above allegation is found to be UNSUBSTANTIATED, meaning that although the allegation may have happened or is valid, there is not a preponderance of evidence to prove the alleged violation(s) did or did not occur. Per Title 22 Regulations and Health and Safety Codes, no citations were issued. An exit interview was conducted, a copy of this report was read and provided to Licensee Ziba Esteva. Notice of Site Visit was provided and required to be posted for 30 days.
