What the inspector wrote

On November 13, 2024, Licensing Program Analyst (LPA) Annelise Villa met with Angella Zohrabyan, Licensee to conduct an unannounced case management inspection as licensee is requesting to move the child care area to an Accessory Dwelling Unit (ADU). LPA disclosed the purpose of the inspection and was granted entry by the licensee, who guided LPA on a tour of the facility. Building permit was approved by the City of Sunland and copy was submitted to the Palmdale Regional Office. Upon entry LPA observed 8 children in care. Residents of the home include Licensee, Licensee\342\200\231s husband, and 1 minor child. All adults who reside in the home have been background cleared. Per Licensee, main care will be provided in the attached converted garage which is designated as the main playroom area. Children will use the bathroom in the main part of the house, and the licensee or staff will be present in both the ADU and the main house whenever the children are in care in any of these parts of the home. LPA observed several age appropriate toys and furniture in good condition. The address for the main house is 10356 Parr Ave, Sunland, CA 91040. The ADU is located on the same lot and attached to the main house and is located at 10358 Parr Ave, Sunland, CA 91040. LPA observed a working smoke detector and carbon monoxide detector that meet fire marshal standards. A fully charged 2A10BC fire extinguisher was observed and in operational condition. There is a working telephone and first aid kit on premises. The playroom (ADU) is well ventilated. Fire clearance for the ADU was granted on 9/30/2024. Licensee will complete moving care materials and set up playroom area prior to having daycare children in the space. An exit Interview was conducted, a copy of this Report and a Notice of Site visit was provided to the licensee. Appeal rights were provided and discussed.
